Step 2 - Home Evaluation - Let's take a walk through your home so you can tell me all the things you love about it and all the things you don’t. With this thorough walk through I can compile a detailed Current Market Analysis for you so you can choose the best price to sell your home for. Having all the information quickly is important in an ever changing market. I work hard to deliver the information to you in a timely manner so you don’t lose out on opportunities.

Step 3- Our Relationship - You have options on how you would like me to represent you. Let’s talk about them so I can best meet your needs. Once we have established our relationship I can begin producing results for you!

I will help guide you through the process of staging your home as well as offering you a team of professionals to aid you in showing your home at it’s best. A well staged home is a home set up for success. 

Step 3 -  Marketing - With my ability to think outside the box nothing stands in my way of showcasing your home and all of its qualities no matter the market. I use multiple forms of marketing to make sure your listing is seen by as many people as possible, reaching past those that just read the paper! With a strong social media presence, virtual open houses, physical open houses and an extensive network in the MLS system, your home will be seen by thousands of people regardless of what is happening outside.

How do I know what price to sell my house at?

Feeling confident in your home's price is important. Your Real Estate Agent should conduct a current market analysis and a thorough home evaluation. With these details you can make a well informed decision on the sale price of your home.

How do I prepare my home for sale?

There are a few things that can considerably change the sell-ability of a home. 

1- Fresh Canvas - Want to up your sell game? Put a fresh coat of neutral colored paint on the walls. I know this seems boring for those that like to live in colour however a blank canvas lets buyers do the imagining, which buyers love to do.

2- Pack it up- Depersonalize your space as much as possible. Buyers want to see clean, fresh space that looks like home but not too much.

3- Vacant?- If your home is vacant, having a staging company come in is a great idea. Homes sell better and faster if there is staged furniture in it. An empty house leaves too much to the imagination. There is a fine line between too much and too little. 

What is the difference between my Assessed Value and my Home Evaluation?

Assessed value is not the same as your Home Evaluation.  There are many homes that could be sold for significantly more than an assessed value and others that may be sold for significantly less.  The assessed value of a home is used for the purpose of taxes in your local municipality.  The assessed value of a home is multiplied by the local tax rate to determine what your yearly taxes are. 

Your Home Evaluation is based on the current market value, comparable homes in the area and the condition/upgrades of your home.
